While many home Buyers check out EXISTING homes, whether previously owned or a "new build" offered by a Production Builder/Developer on a postage-stamp sized lot within a Community, almost as many folks would PREFER to have their "Dream Home" built on a lot or on land of their own choosing.

So, consider these FACTS.... 90% of those who purchase a previously owned home at market price spend anywhere from $5,000 and up to $40,000 or more on improvements within their first 18-months of purchase.

Folks purchasing a newly constructed home from a production builder or Developer may have a "menu" of added cost options to choose from BUT... in the vast majority of cases the interior layout of rooms and their sizes cannot be changed. By the way, that advertised "from" price may have got your attention. However, by the time you include the available options you are probably looking at a total contract price several hundreds or even thousands of dollars MORE than the "from" price that ignited your interest.

It's an "easy trap" to fall into because for every $1,000 of those attractive "must have" upgrade options ADDS cost to your monthly mortgage payment. Rack-up $20,000 in added options = around $120 per month MORE on a 30-year mortgage.

The "pro-factor" on buying a previously owned home or a new-build from a Developer is that it already exists or will shortly be completed = "move-in ready" NOW or within maybe a month or so.
