WOULDN'T YOU PREFER TO HAVE YOUR NEW HOME BUILT-TO-ORDER? (GREATER CHARLESTON / TRI COUNTY)

123

apartment

While many home Buyers check out EXISTING homes, whether previously owned or a "new build" offered by a Production Builder/Developer on a postage-stamp sized lot within a Community, almost as many folks would PREFER to have their "Dream Home" built on a lot or on land of their own choosing.

So, consider these FACTS.... 90% of those who purchase a previously owned home at market price spend anywhere from $5,000 and up to $40,000 or more on improvements within their first 18-months of purchase.

Folks purchasing a newly constructed home from a production builder or Developer may have a "menu" of added cost options to choose from BUT... in the vast majority of cases the interior layout of rooms and their sizes cannot be changed. By the way, that advertised "from" price may have got your attention. However, by the time you include the available options you are probably looking at a total contract price several hundreds or even thousands of dollars MORE than the "from" price that ignited your interest.

It's an "easy trap" to fall into because for every $1,000 of those attractive "must have" upgrade options ADDS cost to your monthly mortgage payment. Rack-up $20,000 in added options = around $120 per month MORE on a 30-year mortgage.

The "pro-factor" on buying a previously owned home or a new-build from a Developer is that it already exists or will shortly be completed = "move-in ready" NOW or within maybe a month or so.

THE ALTERNATIVE? Instead of settling on someone else's "dream" why not BUILD your own "dream"?

Charleston based Blue Zero Homes is a semi-custom builder offering a wide range of home designs and adjustable floor-plans ranging in size from very small "micro-homes" 500 - 750 sq.ft up to single and 2-story homes between 1,000 and 3,000+ sq.ft.

What does "semi-custom" mean? While the exterior design and construction structure is already established, the INTERIOR placement of walls and doors can be adjusted to meet YOUR requirements. For example, you LOVE the design of a specific 3-bedroom / 2 bath Blue Zero house but would prefer it to be a 2-bedroom with 2.5-baths and a larger Master bedroom. NO PROBLEM!!

In addition, you are in control of your final budget with regard to exterior and interior finishes based on your "All-Cash" budget or on the amount that you have been approved for by your Mortgage Lender.

Don't forget, that whatever your TOTAL budget is has to include the cost of the lot/land unless already owned PLUS the cost of site-clearance and preparation along with the cost of Surveys, Permits and water/sewer tap-fees
or cost of a septic system and/or well if those Utilities are not available.

Blue Zero Homes has assembled a team that includes Licensed Buyer's Agents (if you need help finding a lot), Surveyors, Land Clearance Contractors, and Septic System/water well specialists (if needed).

Blue Zero Homes will "slice and dice"your total budget to determine the amount that is available to build your "dream" home. Our cost-to-complete starts at around $100 per sq.ft up to $300 per sq.ft excluding cost of lot/land.

For those of you who are currently serving in the U.S. Military or who are a U.S. Military Veteran with CoE eligibility for the VA's 100% CONSTRUCTION LOAN PROGRAM then your "dream home" can be achieved with virtually NO out-of-pocket costs.

Not a Veteran? Programs are available requiring as little as 3.5% downpayment!

From time-to-time, Blue Zero Homes has direct knowledge of available lots.
